Indirapuram - Jyoti Super Gardenia - first hand account of a flat buyer

Media, Internet, Review websites everyone is always showing advertisements from the builders but no one tells about the reality of the realty world. The Real Estate Agents and the builder both keep telling about the best features of the projects and knowingly hide the problems. You are God until you have paid anything to them. As soon as you pay they are the monsters who are after your hard earned money.

This blog is just an attempt to give first hand information which I and some more people have found about each project and society.

Anyway, coming to point. Today I went in search of a flat to buy. Following are my observations and findings. May be someone can comment and help me choose a good property or may be my search be of some help to someone.

Jyoti Super Gardenia:
It was 9th Floor which I saw. The building is 11 floors so not an issue of getting a top floor and getting cooked in summers. The rooms were okay kind of spacious but the dining area was quite small. Kitchen was also smaller than what I expected. Dining area was negligible. It was good enough for a 5ft table only. My 6ft Dining table would be just too big for that place.

What I liked about the flat was, it was quite airy and the terrace added to the feel-good factor :) Location wise the society was rightly located. The road in-front of the society was quite wide. On the other side of the road is Exotica East Square. Just wow. It looked beautiful but the agent told that the flats over there are around 1500 sq ft. and cost somewhere between 70-75lac. Unfortunately out of my range :(

Gardenia is costing 55 lac and that too negotiable. I think the owner would sell it for 54lac or so.

The society and flats are typical Gardenia type - i.e. within middle class range at the same time ordinary kind of design.

Mostly Open Parking is available with the flats.

One most striking thing was the letter on display from the RWA President showing the current status of the accounts of the society. The statement said that the RWA has not paid INR 48K of electricity bill, and 1.5lac to the Lift maintenance company and few more things totaling to 3.5lac of debt in books of RWA.
This statement shows that RWA is not functional the way it should be. May be I am wrong. We can take this information positively too - considering RWA to be transparent in its operations.

I have learnt one most important thing. Go for a society which has good RWA else basic facilities are just not available and living in the society becomes a nightmare.
