Jaipuria sunrise, indirapuram, ghaziabad

After Kyoto super gadenia and niho Scottish I went ahead to see Jaipuria Sunrise apartment which is just opposite to Shipra Suncity. The location of the society is perfect. It's very near to Shanti Gopal Hospital and just next to Jaipuria Mall, Ghaziabad. The society has its own market as well. Although it looked quite creepy and too crowded with lots of hoardings and unmanaged car parking, but you certainly have a market. Hey do not get confused by this description. The.entry into the society is from another aide and market is on the other side.

I visited this society while it was under construction. It looked promising but then due to some reason I did not take any apartment. Later I came to know that the builder has allegedly  cheated the residents and has not got all the approvals. As a result of which the electricity supply from Vikki vibhag was not provided. The residents were forced to live on gender power whose cost was 12per unit. One of my friends lived here so I came to know that this problem was there but now it has been solved. My friends bro has a house of his own in this society so you can believe this.

Anyway coming to appt description. The appt is located at a high level conpred to the road. This is good. Security seemed to be quite good. My broker had to lie a lot to get into the appt to show us the flat. Infact he got caught too in next 10min but anyway we have had a look into the flat.

The flat was 3+1 and was  around 1850sq ft in size. Rooms were big master bedroom had a box room too. You might be wondering why do I always look for box room. If you do not have it then only you will be able to appreciate its presence. :)

There 3 toilets. Kitchen size was quite good. I did not feel suffocated inside it.

Now the.best thing about this flat was the +1 room. This was kind of guest room or servant room with attached toilet. The.entry to this room is separate. It's no WU connected from inside to the rest of the house. People have got.a. door cut out to coonect this room. You have your maid stay here without interfering into rest of the house. If you wish you can.rent out this room to any bachelor. It should fetch atleast 4-5k rent. Not bad income :)

Now you must be wondering about the cost of the house. It was 66lac quoted by the agent. But he immediately mentioned that its negotiable. I think it can come for a little lesser.  Please note there was no woodwork done. It was raw apartment.

Overall the flat looked good.

Now comes the bad part, and that's the reason why the flat wA at lower cost compared to other societies. The society seems to have been abandoned by the developer in between. The stair areas.were not done. The lift looked like to have been beaten by some instruments and there did not seem any sign of lift maintenance.

The building has a central park with a club in between. The club has its own gym.

I am not sure about rest of the things of the society. I think there should be 2+1 flats as well.

I am not sure why Jaipuria does not complete the apartments. Same is the case I am seeing with crossings republik Jaipuria building. Dont know what their problem is.

My conclusion is...if you have money its a good appt to go for provided you believe in fate and think that some day the remaining finishing will be done.
